Choosing a Manufactured Home Retailer Near Bastrop, LA background

Choosing a Manufactured Home Retailer Near Bastrop, LA

Shopping for a manufactured home in Bastrop or Morehouse Parish? Here's what to check before you buy, and how Monroe Home Center can help.

10/26/2026

If you live in Bastrop or anywhere in Morehouse Parish and you're thinking about a new manufactured home, the retailer you pick matters almost as much as the floor plan. The lot you buy from will walk you through financing, order the home, and coordinate getting it to your land. This guide covers what to look for in a retailer, the questions worth asking before you sign, and how Monroe Home Center in Monroe can help Bastrop-area buyers compare homes side by side.

Start with a licensed retailer

Louisiana requires the people selling manufactured homes to be licensed. Under La. R.S. 51:911.24, no manufacturer, retailer or salesman may sell or offer for sale a mobile, modular or manufactured home in Louisiana without the applicable license from the Louisiana Manufactured Housing Commission. The same law says retailers can't offer a new manufactured or modular home for sale unless its manufacturer also holds a valid Louisiana manufacturer's license.

That gives you a simple first question for any lot you visit: is the business licensed as a retailer, and is the person helping you licensed as a salesperson? A legitimate retailer won't mind you asking.

Look at the home, not just the photo

Online photos are a great way to narrow your list, but nothing replaces walking through a home in person. Pay attention to:

  • How the floor plan works for your family: bedroom placement, kitchen layout, storage and laundry
  • The exact model, size and options on the price quote, so you're comparing like for like
  • The HUD certification label and data plate on any manufactured home you're considering
  • What is and isn't in the quote, such as delivery, setup, skirting, steps and site work
  • How financing works and who you'll be talking to after the sale

On that third point, HUD explains that the Certification Label, also known as a HUD tag, is a metal plate fixed to the outside of the home, and that the Data Plate is a paper label inside the home, usually near the main electrical panel, in a kitchen cabinet or in a bedroom closet. Ask the salesperson to show you both.

Selection makes comparing easier

When a lot carries a wide range of plans, you can compare sizes and layouts without driving all over north Louisiana. Monroe Home Center describes itself as the newest manufactured home retailer in Louisiana and says it carries the largest selection of Jessup homes in the region. Its catalog includes Jessup Housing's Elite series and homes from Kabco.

A few Elite series plans on the homes page show the range. The Jackson is a 3-bedroom, 2-bath home with 1,191 sq ft in a 16'x76' layout, and the Lincoln, Patton and Wilson share that same 3/2, 1,191 sq ft size. Step up to the Roosevelt (3 bed, 2 bath, 1,680 sq ft, 32'x56') or the Eisenhower (3 bed, 2 bath, 1,800 sq ft, 32'x60'). For a bigger family, the Madison has 4 bedrooms and 2 baths in 1,920 sq ft (32'x64').

If you need even more room, the lot's current Special Offer, the River Cat Blow Out, is a 4-bedroom, 2-bath inventory home with 2,340 sq ft in a 32'x82' layout.

Ask for pricing in writing

Monroe Home Center doesn't post prices online. Instead, its site asks shoppers to contact the team for pricing or request a quote. That's common in this business, because the final number depends on the model, options and what your site needs. Whichever lot you visit, ask for a written quote and go through it line by line so you know exactly what you're paying for and what you'll need to arrange yourself.

It's also worth checking the Specials page before you visit, since special offers change.

Talk about financing early

Knowing your budget before you fall in love with a floor plan saves time. Monroe Home Center has a Financing Options page with a Get Approved application, so you can start that conversation before you make the drive from Bastrop. Bring questions about loan types, down payment and whether you're financing the home alone or the home and land together, and ask the office to explain each option for your situation.

Read the FAQ, then visit

The FAQ page answers many first-time-buyer questions, and the site's "lot fit" tool lets you enter your address to see which homes may fit your property. After that, nothing beats a visit. Walk through a few plans, ask the questions above, and take your written quote home to think it over.
