If you live in Rayville or anywhere in Richland Parish and you're thinking about a manufactured home, the first real question is usually not "which floor plan?" but "how do I pay for it?" This guide walks through the main types of manufactured home financing, what each one is built for, and what to gather before you apply. Monroe Home Center, on US-165 in Monroe, is just over the parish line from Richland Parish, and its team helps buyers sort out financing as part of picking a home.
We won't quote interest rates here. Rates depend on your credit, your down payment, the home, the land and the lender, and they change often. What we can do is explain the options so you walk in knowing what to ask.
Most manufactured home financing splits on whether the loan covers the home only, or the home and the land together.
If you already own land in Richland Parish, plan to buy a lot, or will place the home on family land, a land-and-home loan may be possible. If the home is going on land you rent or lease, you will usually be looking at a home-only loan.
The Consumer Financial Protection Bureau (CFPB) reported that "around 42% of manufactured home purchase loans are 'chattel' loans" (home-only loans secured by the home, not the land). The same CFPB report says that "in general, chattel loans have higher interest rates and fewer consumer protections than mortgages," and that some buyers still choose them "to avoid putting the underlying land at risk if they default on the loan." Neither path is right for everyone, which is why it pays to talk it through before you sign. You can read the CFPB report summary here.
Lenders will want a picture of your income, your debts and your credit history. Pulling together recent pay stubs or income records, a photo ID, and information about any land you own (a deed, survey or lease) makes the process faster. If you're a veteran, start on your VA Certificate of Eligibility early.
It also helps to know roughly which home you want, because the size and type of home affects the loan. A single-section home like The Jackson (3 bedrooms, 2 baths, 1,191 sq ft) is a different loan from a larger multi-section plan like The Murphy (4 bedrooms, 2 baths, 2,280 sq ft). Monroe Home Center doesn't post prices online, so ask for a quote on the homes you like before you compare loans.
Monroe Home Center carries the Jessup Housing Elite series, and it says it carries "the largest selection of Jessup homes in the region." Some plans to look at while you think about financing:
The River Cat Blow Out, a Kabco inventory home marked as a Special Offer, has 4 bedrooms, 2 baths and 2,340 sq ft. Because it's an inventory home, ask the office about timing and what the offer covers.
The Jackson is a 16'x76' single-section home with 3 bedrooms and 2 baths in 1,191 sq ft, a common starting point for first-time buyers.
The Murphy is a 32'x76' plan with 4 bedrooms, 2 baths and 2,280 sq ft for families who need more room.
You can browse the rest of the catalog on the homes page.
The dealership's site has a Financing Options page and a Get Approved option, so you can start the conversation online before you visit. When you come in, bring your questions about land, loan type and down payment. The team can help you match a home to the financing you qualify for, and point you toward the right next step. Final loan terms always come from the lender, so get any offer in writing and read it before you commit.
